Zhao Chen:Restriction on purchase and bubble:the spatial spillover of policy and its implication for the efficiency of land resource allocation

Description:This article investigates the effects of the housing purchase restriction policies that started in big cities on the spatial transfer ofthehousing market bubbles and the spatial distribution of residential land supply. We found that the purchase restriction policy has led to an increase in the degree of bubble in the real estate market in some non-restricted cities, and the supply of commercial and residential land is also inclined to non-restricted cities after the implementation of the policy. Since the degree of economic activity in non-restricted cities is not enhanced, this means that the spatial spillover of the effects of purchase-restriction policies not only amplifies the real estate market risks that may be caused by bubble transfer, but also aggravates the spatial mismatch of land resources.
